OKLAHOMA CITY, OK — A significant new development aimed at revitalizing a long-vacant lot in downtown Oklahoma City officially broke ground Thursday morning. The project, dubbed Alley North, will span approximately a dozen acres at the intersection of NW 13th Street and Broadway Avenue, an area poised to become a vibrant nexus linking three major districts: Automobile Alley, Midtown, and the Innovation District.
For decades, the site had remained an empty lot, but city officials and developers now envision a bustling, walkable neighborhood featuring retail, dining, office space, and hospitality. Oklahoma City Mayor David Holt expressed enthusiasm for the project, calling it “something really exciting” for the city’s northern downtown edge.
“The transformation of this area is a critical step in continuing Oklahoma City’s growth and revitalization,” Holt said. “Turning this long-unused space into a thriving community hub will benefit residents, workers, and visitors alike.”
The development is led by Pivot Real Estate, a local firm with a strong presence in the city’s real estate market. Candace Baitz, a representative from Pivot, highlighted key components of Alley North, including the upcoming headquarters for Guernsey, an executive office building, a boutique hotel, and retail storefronts fronting Broadway Avenue. At the heart of the neighborhood will be a public park designed to serve as a community gathering space.
“Alley North is designed to be a mixed-use, walkable neighborhood that integrates seamlessly with the surrounding districts,” Baitz said. “We anticipate it will quickly become a popular junction point and a destination for locals and visitors.”
With this groundbreaking, Oklahoma City takes a bold step toward reshaping its urban landscape, embracing development that fosters connectivity, commerce, and community in its rapidly evolving downtown core.
